What is double close funding?
Double close funding pays for your first sale (A to B). You then close with your buyer (B to C) the same day. We wire the money. You pay us back from the second closing. No cash needed on your end.
Do I need good credit to qualify?
No. We don't pull credit. We look at the deal — not your credit score. No income check either.
How fast can you fund a double close?
We can fund in as little as 2 days. Send us the full application and papers as early as you can. The sooner we have them, the faster we close.
Are there any upfront fees?
None. We don't charge fees up front. Our fee comes out at closing from the deal proceeds.
What is a 2nd position equity loan?
A 2nd position loan lets you pull cash from a property you own — without touching your first mortgage. You get fast money without selling or refinancing.
What states do you lend in?
We lend in North Carolina, South Carolina, and Georgia.
How do you figure out how much I can borrow?
We add up all the loans on your property and compare that to its value. Call us with the numbers and we'll give you a same-day quote.
Do you cover both the purchase and the repairs?
Yes. One loan can cover the buy and the fix — either all at once or in draws as you finish the work.
Do I need flip experience to qualify?
No. First-time flippers are welcome. We look at the deal and the property — not just how many you've done.
What is a bridge loan used for?
A bridge loan gives you short-term money to buy or hold a property while you set up your next step. Most terms are 6 to 18 months.
What types of property do you lend on?
We lend on investment and commercial real estate in NC, SC, and GA. That includes rentals, small commercial, mixed-use, and land. We don't lend on homes that people live in.
Do you lend on raw land?
Yes. Raw land is one of our main products. We look at the parcel, the area, and your plan. Both entitled and unentitled land are considered.
How much can I borrow on land?
Usually 50 to 65 percent of the land's value. It depends on the location, access to roads and utilities, and what you plan to build. Call us with the details and we'll give you a quick quote.
How long does a land loan take to close?
Land loans are our most detailed product. They usually take 14 to 21 days. Apply early — we'll give you a straight timeline from the start.
