Do you check credit? +
No. We don't run credit checks. We fund based on the deal — the property, the exit strategy, and the numbers. Your credit score doesn't affect your approval.
How fast do you close? +
We close in an average of 12 days. Some loans close in days — especially double closes, which can close same-day. Speed depends on how fast you can get us what we need.
What states do you lend in? +
We lend in NC, SC, GA, TN, and VA for Bridge, 2nd Position and Fix & Flip. Double close funding is available nationwide except California and South Dakota. We do not lend outside these states at this time.
Do you require an appraisal? +
Not on most deals. We underwrite based on our own valuation of the property. No waiting on an appraiser. No delays.
What types of properties do you fund? +
Single-family, multi-family, and commercial real estate. We do not fund owner-occupied residential properties. All loans are for investment properties only.
What's the minimum and maximum loan size? +
It depends on the product. 2nd Position Equity starts at $40,000 and goes to $500,000. Bridge loans run $50,000 to $2,000,000. Double close funding has no hard maximum — it depends on the transaction.
Are there any upfront fees? +
No upfront fees. We don't charge you to apply or review your deal. Origination points are collected at closing, not before.
