MCA Payoff Loans · NC · SC · GA · TN · VA

Pay Off Your MCA.
Use the Property You Already Own.

Daily or weekly merchant cash advance draws are draining your cash flow. If you own investment or commercial real estate with equity in it, we can lend against that equity so you can pay the MCA off in full and replace it with one monthly payment.

How an MCA Payoff Loan Works

Trade Daily Draws for One Monthly Payment

A merchant cash advance is paid back out of your receipts every day or every week. That schedule is what strangles a business — not the balance itself. An MCA payoff loan replaces that balance with a short-term loan secured by real estate you own.

We lend against the equity in the property, not against your credit or your bank statements. The loan pays the MCA off at closing. You make one interest-only payment a month and pay the loan off when you refinance, sell, or your cash flow recovers.

  • Pay off one or several MCA balances at closing
  • Stop the daily or weekly ACH draws from your operating account
  • Replace a factor-rate advance with a single short-term loan at a stated rate
  • Keep your existing first mortgage if the property already has one — we can sit in 2nd position
  • Use rental, commercial, or other non-owner-occupied property you own as collateral

What We Need to Know

The property. Address, what it's worth, and what's owed on it. Investment or commercial property only — we don't lend on the home you live in.

The MCA. Who the advance is with, the payoff balance, and the draw schedule. Several advances are fine — we can pay them all off at closing.

The exit. How the loan gets paid back in 6–12 months: a refinance, a sale, or recovered cash flow once the draws stop.

→ Equity in. MCA out. One payment a month.

Why REI Transactional

Built for Owners Who Have Equity but Not Time

Most lenders won't touch a borrower with MCA debt on the books. We underwrite the real estate. If the equity is there and the exit makes sense, we can move.

🏢

Asset-Based, Not Credit-Based

We lend on the equity in the property. We do not pull credit on most deals, and MCA stacking on your bank statements is not an automatic decline.

📅

One Monthly Payment

Interest-only, once a month. No daily ACH. No weekly draw against your receipts. Your operating cash stays in the business.

⚡

Fast to Close

No appraisal required on most deals. We respond within 1 business day and can close in days once title is clear, not weeks.

🏦

1st or 2nd Lien

Free-and-clear property gets a first lien up to 75% LTV. Property with a mortgage on it gets a second lien up to 65% combined LTV — your first mortgage stays untouched.

🔓

No Prepayment Penalty

Refinance into cheaper long-term debt or sell the property whenever you're ready. Pay us off early and pay nothing extra.

💼

Business Purpose Only

These loans pay off business debt and are secured by non-owner-occupied property. They are not consumer loans and cannot be secured by your primary residence.

How It Works

Simple. Fast. Clean.

Four steps from application to a paid-off MCA.

1

Apply Online

Tell us about the property, what's owed on it, and the MCA balances you want paid off. No credit pull.

2

We Review Fast

We size the loan off the equity and respond within 1 business day with a yes, a no, or what would make it work.

3

Term Sheet

Rate, fee, loan amount, and payoff plan in writing. You see every number before you commit.

4

MCA Paid Off

At closing the MCA is paid directly from loan proceeds. The draws stop. You make one payment a month from here.

Stop the Draws. Keep the Business.

Tell us about the property and the MCA balance. We'll tell you within 1 business day whether the equity covers it and what the loan looks like.

No upfront fees · No prepayment penalty · No credit pull on most deals

Common Questions

Can I use my house as collateral?+
No. We do not lend on primary residences. The collateral has to be investment, rental, or commercial real estate you own in NC, SC, GA, TN, or VA — a rental house, a small multifamily, your business's building, a warehouse, a retail or office property.
How much can I borrow?+
It depends on the equity. If the property is free and clear, up to 75% of its value in a first lien. If it already has a mortgage, we lend behind it up to 65% combined loan-to-value. Example: a $500,000 building with a $200,000 mortgage supports up to $125,000 in second position. Loans run from $40,000 to $2,000,000; second-position loans are capped at $500,000.
What if I have more than one MCA?+
That's common. We can pay off multiple advances at closing as long as the equity covers the total payoff. We'll ask for a payoff letter from each funder.
Will my MCA history or credit score disqualify me?+
We underwrite the property and the exit, not your score. We do not pull credit on most deals. Low credit and stacked advances are exactly the situations this loan is built for — but the equity has to be real and the exit has to be realistic.
What does it cost?+
These are short-term private loans, so the rate is higher than a bank's — but it is a stated annual rate with one interest-only payment a month, not a factor rate pulled from your receipts daily. Rate and origination depend on lien position and equity and are spelled out on your term sheet. There is no prepayment penalty and no fee before closing.
How do I pay the loan off?+
Most borrowers refinance into a conventional or SBA loan once the MCA is off their statements, sell the property, or pay down from recovered cash flow. We'll ask about the exit up front — a 6–12 month loan needs a plan to retire it.
